CAMBRIDGE

104-112 Hills ROAD

Pace Investment’s 300,000 sq ft  BREEAM “Outstanding” Office Development Approved.

Following a successful appeal, planning consent was granted in March 2022.

The proposals will add £110 million+ per annum to the Cambridge economy while providing the most sustainable office space development that Cambridge has ever seen, BREEAM Outstanding, WELL Platinum, and Zero-emission.

The new campus in the heart of the city provides an opportunity to meet the pent-up demand for high-quality enterprise space in Cambridge that is vital for its continued economic prosperity as a global leader in life science, IT, and tech development.

The scheme provides 300,000 sq ft of office space and will be a first for the city of Cambridge by achieving  BREEAM “Outstanding”, it will provide zero-emission, all-electric, naturally ventilated, water and energy-efficient adaptable workspaces that are fit for the future – a place where innovation and invention can flourish in a sustainable location within the central business district adjacent to the train station.

The extensive public realm benefits include a pub, a café, and a restaurant at ground floor level, extensive landscaping, and a new public square with views of the Cambridge Botanic Garden. The scheme also provides free-to-use electric cycles.

The popular Flying Pig Pub – known for its real ale and good music,  is preserved, refurbished, and improved. It is saved for future generations and we look forward to welcoming customers when it re-opens.

The proposals are the creation of leading architects Allford Hall Monaghan Morris (AHMM), who have designed a truly impressive sustainable workplace campus that blends brilliantly into the neighbouring Botanic Garden.

This scheme will set a new benchmark in the city with work anticipated to commence on site in late 2022.
